Avenue Living – Hermitage
Avenue Living – Hermitage Apartments is a four storey apartment located at 1102 Hermitage Road, Edmonton, Alberta.
Structural Engineering
Kalkatic acted as registered structural engineer of record for fire damaged structural framing of the building. Kalkatic performed the following duties:
- attended the site, reviewed and documented the building’s and framing’s existing conditions;
- assessed the structural damages and, if required, provided immediate temporary shoring;
- designed reinforcement or repaired work for structurally damaged elements; and
- completed sealed engineering drawings issued for tendering, permit and construction, and issued schedules of involvement.

Kalkatic reviewed the building code and analyze building for compliance with NBC AE 2023. It also performed the following duties:
- Reviewed building components to code compliance and list upgrades as required to meet NBC AE 2023;
- re-created main, second, third, fourth and roof plans and layout;
- create section details and elevation details;
- and complete code analysis including fire separation and firewall requirements.
Kalkatic performed architectural review, where city required an architect.
Electrical Engineering
Kalkatic retained a sub-consultant to complete the electrical design for the entire building, which included the following:
- Reviewed the existing system;
- Designed a new electrical system that included full system designs for 76 units;
- Provided electrical system drawings and construction specifications related to the new construction;
- Provided fire alarm system and communication cabling system; and
- Provided electrical schedules and occupancy.
Mechanical Engineering
Kalkatic retained a sub-consultant to complete the mechanical design for the entire building, which included the following:
- Reviewed the existing system;
- Designed a new mechanical system that includes HVAC ventilation and hydronic baseboard heating system;
- Provided mechanical system drawings and construction specifications related to the new construction;
- Provided designed new plumbing and drainage systems; and
- Provided mechanical schedules and occupancy.
Our deliverables included IFC-sealed structural drawings, shop drawings for compliance with our design, construction review of all work to ensure compliance with drawings and specifications, and performing final construction review upon completion and issue Schedules of Assurance of Compliance C for design and engineering work completed in accordance with the construction drawings and to the Building Code requirements.
