From conceptual design through to construction documentation and field review, we coordinate and support architectural design services provided by registered architects engaged on the project, collaborating closely with clients, consultants, and builders to ensure each project is responsive, sustainable, and delivered with care. Architectural services requiring professional licensure are provided by registered architects retained as subconsultants in accordance with applicable regulatory requirements. We are committed to delivering thoughtful, cost-effective, and enduring design built for both people and performance.

Scope

Conceptual and Schematic Design

We develop the initial design vision based on client goals, site conditions, and project constraints. Our team leads the conceptual design process by exploring building form, spatial relationships, aesthetics, and functionality to establish a clear framework for architectural design developed in collaboration with registered architects engaged as subconsultants on the project.

Design Development

We coordinate the refinement of the design with increasing levels of detail, including material selection, spatial layout, and integration of building systems. Architectural design development, including code analysis and technical coordination, is carried out in collaboration with registered architects as part of the project team to ensure alignment with budget, performance objectives, and the client’s vision.

Construction Documents

We manage and coordinate the preparation of construction drawings and specifications provided by registered architects engaged for the project, ensuring they meet applicable regulatory requirements and provide clear guidance for contractors. These documents support accurate pricing, permitting, and successful project execution.

Permitting and Approval

We support and coordinate the permitting and approvals process in collaboration with registered architects and other consultants. Our team liaises with municipal authorities to manage submissions, track approvals, and respond to information requests, while required architectural documentation and code compliance submissions are prepared and sealed by registered architects.

Interior Design and Space Planning

We provide interior design and space planning services focused on functionality, user experience, and material coordination. Where interior work forms part of a regulated architectural scope, design development and documentation are completed in collaboration with registered architects where required.

Sustainable and Net Zero Design

We integrate passive and active sustainability strategies into our design approach, including daylighting, natural ventilation, thermal performance, and material selection. Our work supports project teams pursuing LEED, Net Zero, and energy-efficient building certifications in collaboration with registered architects and sustainability consultants.

Adaptive Reuse and Renovations

We support adaptive reuse, renovation, and retrofit projects for existing buildings, including additions and upgrades. Architectural design and documentation are prepared under the direct supervision of registered architects engaged for the work, who review, seal, and assume professional responsibility for the work in accordance with regulatory requirements.

Building Code and Accessibility Reviews

We assist project teams with building code and accessibility considerations by coordinating reviews and supporting the documentation of fire and life safety and accessibility requirements (e.g., CSA B651, Alberta Building Code, AODA). All code analysis and compliance documentation are prepared under the direct supervision of registered architects and/or qualified code consultants, who review, seal, and assume professional responsibility for the work, where required.

3D Visualization and Rendering

We offer design visualization through 3D models, photorealistic renderings, and walkthrough animations, helping clients and stakeholders clearly understand the design intent before construction begins.

Tendering and Contractor Coordination

We support the tendering process through bid documentation, addenda, and contractor Q&A. Our team assists with bid evaluation and provides recommendations to support informed contract award decisions by the client and project team.

Construction Administration and Site Services

We support construction-phase services by assisting with site reviews, responding to RFIs, coordinating shop drawing reviews, and supporting the preparation of site observation and field reports. These services are delivered in collaboration with, and under the supervision of registered architects responsible for architectural scope work.

Specialized Facility Design

We support the planning and design of specialized facilities including healthcare clinics, modular buildings, oilfield camps, laboratories, and institutional environments. Working in collaboration with registered architects as part of an integrated project team, we help address complex programming, technical, and regulatory requirements.
